Roofing, Masonry & Structural Evaluation Description:
A six-story dormitory building on the Central Connecticut
State University campus was suffering from moisture
migration throughout the roof and masonry.
Deteriorated conditions were bad enough to require
emergency repairs until an in-depth investigation could be
performed and repairs implemented.
The firm of Martin A.
Benassi, AIA - Architect was retained to perform an
investigation into the cause of the moisture migration into
the masonry and the extent of damage to the building.
Masonry cores into the facade revealed that the brick
veneer and masonry backup act as a single structural unit
limiting some of the options available for restoration.
The existing built-up asphalt and gravel roof was beyond
repair and required replacement. Several
recommendations were made, including a new pitched standing
seam roof utilizing lightweight steel framing and a low
slope, fully adhered EPDM membrane on tapered insulation.
