Roof Replacement & Gutter Repair


Description:

Middlesex Community College is a branch campus of Manchester Community College, founded in 1966.  Two of the main buildings - Founders Hall and Chapman Hall, respectively housing administrative offices and the library, each had their own individual water infiltration problems.

Martin A Benassi, AIA - Architect  was hired by the Department of Public Works to complete construction drawings and specifications to reroof Founders Hall with a fully adhered EPDM membrane over rigid insulation.  The extra wide metal fascia on the roof's perimeter was redesigned to mitigate future water intrusion.  During construction, exploratory test cuts into the brick wall above the flat roof revealed an existing incomplete flashing detail at the base of the wall.  As a combination budget saving and pro-active measure, the brick was covered with a high-performance, water impenetrable coating.  The gutter repairs to Chapman Hall involved creating a more permanent connection between the rain leader and the gutter.  All work had to be performed from the exterior, since the rain leader was encapsulated within the building's structure, posing a creative challenge.
